The figures largely reflect sales agreed upon before the war broke out but show the market was already exhibiting signs of strain before the strikes began.<br \/>\nAnalysts had expected 2026 to mark a recovery for the housing market, following an anticipated drop in mortgage rates.<br \/>\nHowever, following drops in January and February, rates have shot up since the US-Israeli war began. They are increasing due to expectations that the US central bank could continue to hold interest rates to keep inflation under control, dashing hopes of further cuts by the Federal Reserve.<br \/>\nIndicators point to &#8220;weakening housing demand following a recent jump in mortgage rates and a collapse in consumer confidence,&#8221; said Thomas Ryan, North America economist at Capital Economics.<br \/>\nBoth are &#8220;knock-on effects&#8221; of the Iran conflict, he added.<br \/>\nFear over energy bills<br \/>\nMarch&#8217;s sales figures were impacted by a drop in consumer confidence and weakness in the US jobs market, said NAR chief economist Dr. Lawrence Yun.<br \/>\nLimited supply also pushed up the price of a median home to $408,800 (\u00a3304,000), 1.4% higher than a year earlier.<br \/>\nVallejo, principal listing agent at Redfin, told the BBC that the impact of the war could worsen if higher energy prices spark a wider economic slowdown.<br \/>\n&#8220;It&#8217;s a topic of concern that we&#8217;re all aware of because it would make people lose jobs,&#8221; Vallejo said.<br \/>\n&#8220;A lot of it has been buyers feeling like they should either wait a little bit&#8230; and then for sellers, I think that in their mind they were hoping it would be a bit of a less chaotic world this year and things would be a little bit more calm.&#8221;<br \/>\n#USHousingMarket #MortgageRates #EconomicImpact #IranConflict #RealEstateNews #ConsumerConfidence #FederalReserve #InflationConcerns #HousingCrisis #GlobalEconomy<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The US housing market is struggling as the impact of higher mortgage rates, fueled by the US-Israeli war in Iran, begins to bite.
